DMRC is making all efforts to maximize its earnings through Property development. The work of Property Development is being undertaken in following ways:
1.Floor Plates in Station Box:
DMRC offer the spaces available within the station footprint utilizing the air space above or below the main metro station for commercial development at Metro stations for 15 years’ lease period through open competitive bidding. The successful bidder shall be entitled to sub-lease the built up space to any person or entity. Some shining examples are business centers in metro stations at Nehru Place, Huda City Center, Kaushambi, Vaishali etc.
On lands pockets available after meeting operational requirements of MRTS & Car parking requirements of commuters, some residential and commercial developments have been set up through developers, selected through open competitive bidding on basis of "Lease" for up to 30 years. Such pockets are being leased to developers on 30 years lease basis, at the end of which the properties would revert to DMRC. Some shining examples developed near metro stations are Pacific mall at Subhash Nagar,Multi Level Parkings at Rohini, Janakpuri West etc.
Delhi Metro Rail Corporation Ltd. through its own resources has conceptualized and developed a World Class IT Park Complex comprising of Block-1, Block-2 and Block-3. This has been approved by Govt of India as a Sector specific SEZ. The complex is situated very close to Shastri Park Metro Station
IT Park Block-1
IT Park Block-1 has got the distinction of being 'Delhi's First IT Park'. It is an intelligent and fully air conditioned building equipped with several facilities and state of the art technical systems. This building has been in operation since April 2005. It is mainly occupied by IT. The complex consists of 2 Basements, 1 Podium Floor, 8 Floors, Terrace and a Separate Sub-Station Building.
The basements have a parking capacity of 278 cars. External parking is common for all the three IT Park blocks and has space for up to 453 Cars.
All the entry and exit points of the basements and the Podium Floor are diligently manned at all times by a CCTV System at IT Park Block -1. The entry and exit through basements is common for all the IT Park Blocks The building is also equipped with an efficient Public Address System with single and bi-directional speakers and amplifiers for the convenience of the visitors.
IT Park Block-2 and Block-3:
IT Park Block-2 and Block-3 are improved version of IT Park Block-1. It is one of those few IT Buildings available in the country that is National Buildings Code 2005 Compliant. It is fitted with the latest Fire Rated Smoke Extraction System for the entire building including basements. The building is fully air conditioned and is provided with several facilities and modern technical systems, like online UPS (Uninterrupted Power Supply), 100% Diesel Generator backups and Electronic Billing System for power supply for different occupants. The complex comprises of 2 Basements, 1 Podium Floor, 8 Floors, a Terrace, a Separate Sub-Station Building and a state of the art Cable Tunnel equipped with a Ventilation and Smoke Extraction System.
Both basements have a parking capacity of around 223 cars.
CCTV Systems are used to ensure round-the-clock monitoring of entry and exit points of basements and Podium Floor. Public Address System with single and bi-directional speakers and amplifiers are also installed for the convenience of the visitors
